MEP (Mechanical, Electrical, and Plumbing) construction costs in Kenya
It’s essential for anyone planning a construction project to understand that these costs can vary significantly based on various factors. Here’s a summary of the key points:
- Location affects the cost of moving materials from suppliers, factories or even importation. Some materials could be cheaper in Nairobi due to proximity to industries while others could be cheaper by a fraction in the coastal region if imported or manufactured in Mombasa. Location also influences the type of services to be incorporated in the designs. Some places will require HVAC services while others will not necessarily need them.
- Finishes vary due to differences in interior designs. Some clients will go for high-end fittings to match their themes while others will prefer functional installations at a fraction of the cost. Others will go for a mix of both high-end and functional depending on the intended use of the space to be fitted out.
- Designs affect the final cost of materials used due to differences in approach. A well-experienced services engineer will utilize his/her skills and experiences to come up with optimized designs that will end up saving the client some costs during construction. On the other hand, a poorly designed system will gobble up extra resources to implement and rectify during and after completion at the expense of the client and inconveniences that in hindsight could have been avoided. Architectural designs also have an impact on costs.
- The intended use of the building will have an impact on the fraction of the total cost MEP will consume. A standard residential unit will have a smaller budget for MEP compared to specialized buildings such as data centres or fresh food handling and processing facilities.
In this article, we will assume the average costs for residential or small commercial/office premises with standard finishes and fittings, standard ventilation, and air conditioning of the sampled locations. The rates are derived from elemental cost estimates from the Institute of Quantity Surveyors of Kenya, publications by the Joint Building and Construction Council, Africa Property & Construction Cost Guide and sampled projects.

These costs, where services are applicable, are inclusive of;
- Electrical PVC conduits, Conductors, ducts and fixtures
- Plumbing pipes, ducts, manholes and fixtures
- HVAC
- Drainage pipes, manholes, ducts
- Water tanks
- Lightning arrestor
- Fire detection
- Data/ICT cables, outlets
- Lifts and escalators
- Fire safety components
- Septic Tank
On average, these costs are ESTIMATES to assist you with high-level planning and will represent around 12% to 15% of your final construction costs, this can go up to 60% depending on type of project and factors listed above. Some projects such as hospitals and hotels, MEP costs can take up to 60% and 45% respectively.
